Frequently asked questions

What is the difference between cold and warm rent?

Cold rent (Kaltmiete) is the rent for the flat alone. Warm rent (Warmmiete) adds operating costs and heating, so it is closer to what you actually pay each month.

How much rent can I afford?

A common guideline is to keep warm rent at or below roughly 30 % of net household income. Above 40 % is generally considered a high burden, though it depends on your other costs.

What does price per square metre tell me?

It lets you compare flats of different sizes and gauge whether a rent is in line with the local market. The tool shows both cold and warm rent per square metre.

Is the income field required?

No. Leave it at zero to just see the warm rent and price per square metre. Enter a net income to also see the rent-to-income ratio.
